So, this morning when I received their counter, I was pretty damn excited. Chris and Wendy joined me for breakfast. We then headed over to the office so that I could sign the counter-offer and fax it over.
After that, we went to the house and my agent let us into the house. We then spent a little over 3 hours going over the place, taking measurements, trying to figure out what the inspector would say, planning furniture and design, that sort of thing.
Interestingly, when we first got to the house there was an agent showing the house. My agent got there and informed them that we had just signed the offer agreement and the house was off the market. That was really satisfying for me. My agent then called, faxed, and emailed to ensure that we had an acknowledgement of the signed counter-offer. This ensures that the seller can't look at other offers - unless I back out, the house is mine.
This also really reinforced my feeling a sense of pressure, and happiness that I had acted quickly and decisively, as well as that the house really is just that awesome.
So, I took a video walk through, here it is!
The inspection is 8:30am Monday morning. There are quite a few things that have already been identified as needing repair, I'm hopeful that it will remain small, easy fixes. I'll know pretty soon.
If the inspection turns out alright, then I will sign the contract on March 11th, the day after I return from SXSW, and take possession on the 13th. I really want to move on the 15th. But I'm not yet ready to plan on that.
I did talk to the apartment coordinator about early termination. That'll cost me $1320, but it's well worth it.
I am so exhausted, and so excited, and scared, and impatient, and just super-duper excited.
Looks gorgeous. I would say that I’m more excited for you then you are for yourself, but I don’t think that’s possible. Congrats in the biggest form of Conga Rats!
