The Roof.

So, this morning, my agent and I met a roofing specialist to get a quote on the roof.

Ready for it?

Are you?

drum roll

$11,000.

Ok, so this included $800 for removing that godawful, not up to code, set-back rule-breaking shed. It also included $1600 for replacing the skylights (so that I can see through them, and so that they're properly sealed) as well as several planks due to fungus and mold issues. There may be more of those once they remove the roof. Furthermore, because of the lack of ventilation in the attic and the utterly crap job done on the roof in the first place, an overlay can not be done - a replacement must be.

This is for a 30 year composition roof. I was pretty damn impressed with this company, but I know I have to get some competing bids. Bleh.

In any case, I needed this report to take to the seller. The roof is 5 years over its useful life, it should have been replaced 5 years ago.

So many other things to do, as well.

Surprising, then again not.  We spent ~$3K just on supplies for the roof on our simple small little ranch, and roofing is a labor-intensive job (I know…having provided a good share of it…).

We also had to replace 40% of the decking under the roofing - it had rotted extensively, mostly the only thing keeping you from falling through was the 3 layers of shingles.

It’s a pretty house…but sounds like it wasn’t maintained well….might be better off passing on it or you’ll be fixing it forever…(Money Pit Movie, anyone?  ;)

I asked the inspector about that and he said that most of it is really quite minor.  It wasn’t maintained all that well, it looks like they put off a lot of stuff.  But once I have the initial repairs in, then I can do the other maintenance over time.

I really want this house, and I think it’s well worth the asking price, actually.  The seller knows about the roof and I’m pretty sure she’s expecting to have to negotiate on the replacement of it.  It is an older house, so some amount of fixing is going to be needed - and there just isn’t anything comparable in the area.  Houses in *this* neighborhood don’t come up for sale often; there are pitiful few on the market even over the last few years.  People hold on to them because of the location and neighborhood.

Yea, chances of me walking away from this are pretty close to nil. =)  If I wanted to sell in 3-5 years it’d be a bad choice, but because I intend to hold on to the house for a long time to come, the value really is there.


But I’m sure there’s something in a shade of grey…
Something in between…
