The Inspection.

So I had the inspection at 8:30 this morning, and he took 3 hours. I really liked this guy, very thorough and detail oriented.

No real surprises, to be honest. The windows were older and their seals not so great, the roof is the original roof and needs replacing or overlaying, the furnace and water heater are also originals and need updating, some of the siding needs replacing, some electrical issues, the patio is DIY'd and not so well, the attic needs some ventilation, and some of the plumbing bits need minor attention.

The dirt on one side of the house needs moving to correct the grade, which is really a manual labor job.

The big ticket items here are the roof, the furnace, and the windows. There are quite a few others odds and ends, and I haven't yet received the official report (he'll send it this evening), and he'll also send over all the pictures he took.

Oh, and the shed needs to be demolished/removed/something'd.

All in all, the house is in good condition and when I asked if it was a good purchase (conditional wise) that it was, indeed, a good purchase. The foundation and structure are in good shape, just some of the things need updating.

I received the seller's disclosure as well so my agent and I will need to go over the report and disclosure, I need to get estimates on the roof replacement, and we'll go back to the buyer with that information and negotiate from there.

I'm not totally enamored of this process. It takes too long, for one thing; I'm an instant gratification kind of gal. For another, there's just too much paperwork and too many things that can go wrong, and too many deadlines. I'll be happy when, in a month, I get the keys. Then the real pain... joy... pain... joy of ownership can begin. =)


 
 
 

I think that the thing here is to get started on the work.  Rooves(?) (roofs)do cause problems if they are not looked after.  We are well overdue for a termite check and the insulation needs replacing…...
